How to Buy:

1. Agree to buy and pay 5,000 Euros reservation into agency client bank account (Not seller's account). As soon as this payment is made, the property is considered sold and will not be offered to anyone else.

2. Preliminary Contract of Sale is drawn up. This costs 325 Euros and is paid by seller.

3. If buyer is not a Bulgarian citizen, then a company is formed at the same time. This only costs 350 Euros if made by our recommended lawyer, Mr Angel Donev, and is payable by the buyer.

4. Buyer signs Contract of sale and sends to Blackseavillas.net, 8 Primorska Str, 9600 Balchik, Bulgaria.

4. Balance paid by Bank transfer to account of seller and the Contract of Sale is signed by seller in presence of the local Notary Officer. Government fees (Notary fee and property tax) are approximately 3.5 % of purchase price, paid by buyer.

You don’t have to go to Bulgaria to buy

If you are non resident in Bulgaria and haven’ the time to visit to complete the sale, then it’s possible to sign the Sale document and Power of Attorney in your own country. Just book in an appointment to have the Notary Officer in the Bulgarian Consulate witness your signature and then DHL it to Blackseavillas.net office in Balchik.

Total length of time to process conveyance is as little as 2 weeks. It just depends on how soon the buyer can provide the funds.
